Getting started
- Which states and territories can I use MyRentAll in?
- MyRentAll covers all eight Australian states and territories. You can list a property, take applications and message in any of them. Tenancy agreements open state by state, once the agreement wording and rules for that state have been reviewed. If the property’s state is not open for agreements yet, the listing page tells you, and making an offer opens once it is.
- Do I need an account?
- You can search and read listings without one. You need an account to apply for a property, message a landlord or list a property. You confirm your email address when you sign up.
- Is MyRentAll an estate agent?
- No. MyRentAll is software. We do not find tenants for a commission, serve notices for you, appear at a tribunal for you or hold bond money. Landlords and renters remain responsible for their own legal duties.
For renters
- What does the landlord see when I apply?
- Nothing until you submit. Before you send an application, you review it and see exactly what the landlord will receive. Once you submit, the landlord sees the details you chose to share and the documents you attached. If you withdraw, the landlord can no longer see it.
- What if my application is not successful?
- The landlord then sees only that the application existed and was not successful, not your documents, employer, income or message. Your personal information on that application, including documents and messages, is removed after 30 days.
- Do I pay MyRentAll anything?
- No. Renters are not charged a MyRentAll fee.
For landlords
- What does it cost?
- Listing a property is free. Where online rent payments are switched on, the landlord pays a platform fee of 2.9% (GST-inclusive) after rent paid through MyRentAll succeeds. Nothing is charged on rent paid another way.
- What do I have to confirm before I can publish a listing?
- You confirm each item of your state’s minimum standards checklist for the property, and the confirmation is recorded with the date. If you change the address or the checklist changes, you confirm again.
- Does MyRentAll hold the bond?
- No. The bond is held by your state or territory’s bond authority, not by MyRentAll. MyRentAll shows the cap, the authority and the lodgement deadline for your state, and lets you record the receipt number once you have lodged it.
Tenancy agreements and signing
- Is the agreement an official government form?
- Each agreement says at the top what it is. Until the wording for a state has been verified, it is a MyRentAll agreement built from the details the landlord entered, and it says so. If your state requires its own form, check with the state’s tenancy authority.
- How does signing work?
- The landlord enters the terms with the offer. The renter reads the agreement, accepts the offer and signs by typing their full name and agreeing to sign electronically; the landlord signs the same way. Each signature is recorded with the time, the network address and a fingerprint of the exact document signed. The terms cannot be changed after someone has signed.
- What do we get when both have signed?
- A signed copy of the agreement and a certificate of completion showing who signed and when. Both are emailed to both of you and stay available in MyRentAll. Before a stored agreement is signed or downloaded, MyRentAll checks that the file still matches the record made when it was created.
- My name has characters the agreement cannot print. What happens?
- The agreement can print Latin letters, including accented and Vietnamese letters. If a name or address has characters it cannot print (for example Chinese characters), MyRentAll tells you and does not generate the agreement, rather than printing the wrong name. Contact support and we will help.
