Moving in: a checklist

The paperwork and photos worth getting right in the first few days of a tenancy.

This guide is general information to help you find your way around. It is not legal advice, and the rules differ between states and change from time to time. For your own situation, check with your state’s tenancy regulator or a tenancy advice service.

Paperwork

Keep a signed copy of the lease, the bond receipt or number, and the condition report.

Check the condition report against the home room by room, add anything that is missing, and return it within the time your state allows.

Photos and records

Take dated photos of every room, including marks, stains and anything that does not work. Keep them somewhere safe until well after the tenancy ends.

Note meter readings on the day you move in, and arrange electricity, gas, water and internet as the lease sets out.

Safety

Find the smoke alarms, the electrical switchboard and the water and gas shut-offs. Report anything that is not working to the landlord in writing.
